Our Pre-Construction work starts with a clear understanding of our client’s initial aspirations for their project. Communication is key to learning the vision and scope of your needs.
Based on the scope of your project, we assemble an appropriate project design team. This may include architect, engineer, designers (M&E, Lighting, Interior), party wall surveyor, acoustic & environmental surveyors, building control, external specialist sub-contract design packages (kitchen, bathroom, conservatory, audio visual).
We work with the assembled team to produce a detailed tender pack for the builders to quote from. A thorough and detailed pack is essential to ensure accurate, comparative quotes.
We introduce you to a team chosen specifically to meet the needs of your brief. It is important that you meet and are comfortable with the team who will be working on your property, and we work to facilitate a relationship from the outset.
From this point we’ll be working to deliver the project on time and budget. With the project management service we will be overseeing the process very closely, assessing how to maintain the smooth flow of the project. We’ll update you daily with pictures from site along with a summary of progress.
We’ll be working with you to purchase materials (securing trade discounts for you) and co-ordinating logistics to make sure items are on site when they need to be. We’ll take care of all 3rd party requirements, air conditioning, audio visual, security — or anything else that is needed for the project.
We’ll be maintaining progress using our bespoke programming methods. We’ll maintain a daily record of costs and payments so that at any time you can get a clear picture of where you are in terms of timing and finance.
We’ll ensure that the program is fulfilled to the quality required. We’ll oversee any snagging issues and hand over the keys when the job is completed.
